the sole owner, I personally oversee every job. It may be
well worn but it certainly holds true. The buck stops here.
I am quality control. For me, it does bring a great deal
of satisfaction when we finish building a custom home. More
often than not, the client relationship that develops, continues.
Old and new customers continue to use my crews and myself
for maintenance service and renovations.
I
want to mention my subcontractors. I won't send plans out
to bid to a half dozen subcontractors for the electrical
or plumbing work. Rather, I work very closely with the same
sub-contractors that have been with me for many, (some for
over twenty) years. Sixty to seventy percent of their work
is generated by my projects. We know what to expect from
each other in the quality of work and in job performance.
To keep these crews in rotation and in order to fully concentrate
on the job at hand I build only two to three houses per
year.
All
of my projects are done using the AIA contract system with
an attached Schedule of Values. Everything is hard cost.
There are no job overruns unless there are changes or additions
